FORMA31 is a real-estate media project in Luxembourg. Business registration has not yet been completed. The operator’s legal name, business address, legal form and applicable registration, authorisation and VAT details have not yet been supplied for publication. This information remains provisional until those details are completed.

Questions about your personal data or a request to exercise your rights can be sent to the contact address above. Registration pending does not remove the obligations of the person responsible for handling your data.

—Contact details: first and last name, email, telephone and, if supplied, agency name.

—Property details: address, surface, type, condition, furnishing, occupancy and any access instructions or notes you choose to provide.

—Request details: selected services, calculated price, appointment preferences, request reference and correspondence.

—Technical information processed by the hosting and email providers to serve the site, deliver messages and protect their services, such as IP addresses, request logs and email delivery status.

Please do not include identity documents, bank details, health information or other unnecessary sensitive information in the free-text fields. Provide access codes only when needed through an agreed channel.

We use the information to answer enquiries, assess the requested services, prepare appointments, communicate with you and, if an assignment is agreed, perform and administer it.

Where you are the prospective contracting party, the basis is taking steps at your request before a contract or performing that contract (GDPR Article 6(1)(b)). Where you represent an agency or another business, handling your professional contact details is based on the legitimate interest in managing that business relationship (Article 6(1)(f)). Security and proportionate handling of disputes also rely on legitimate interests. Records required by law are processed to meet those legal obligations (Article 6(1)(c)).

We do not rely on consent for the normal processing of your request. The form’s privacy checkbox acknowledges that you have read this policy. Any separate optional use requiring consent will be explained and requested separately; consent can be withdrawn for the future.

Only people who need the information to handle the enquiry or assignment should have access. FORMA31 uses Vercel for website hosting, Resend for request notifications and acknowledgement emails, and Proton Mail for its mailbox and correspondence.

The request form sends the information by email; it does not create a customer record in a website database. Messages can be retained in the mailbox and by the email provider. Information needed for a confirmed assignment may also be recorded in FORMA31’s local administration system and its backups.

Information may also be shared with advisers or competent authorities where necessary to meet legal obligations or establish, exercise or defend legal claims. Personal data is not sold or shared for third-party marketing.

Hosting and email services may involve processing outside the European Economic Area. Vercel and Resend publish data processing agreements covering international transfers, including standard contractual clauses where applicable. Proton publishes a data processing agreement for its services. The relevant safeguards depend on the provider, destination and account configuration; this policy does not imply that all information remains in Luxembourg or the EU.

Retention is determined by the purpose of the record, whether the enquiry is still active, whether it led to an assignment, applicable legal obligations and any dispute requiring preservation. These criteria apply while FORMA31 establishes its final retention schedule; no automatic deletion period is promised by this website.

—Unsuccessful enquiries and correspondence are kept while needed to answer the request and deal with related follow-ups; they should not be kept indefinitely without a continuing reason.

—Assignment records are kept for performance, payment, complaints and any applicable period for legal claims. Accounting documents are retained for the period required by applicable accounting and tax law.

—Technical logs, provider copies and backups have separate retention cycles determined by their security purpose and the relevant service configuration. Removing a message from the mailbox does not necessarily remove every provider log or backup immediately.

The form indicates optional fields. The other information is needed to evaluate and arrange the requested service. Without it, FORMA31 may be unable to process the request. No automated decision producing legal or similarly significant effects is made from your request; the configurator calculates a package price and the appointment is reviewed separately.

Subject to the conditions of the GDPR, you may request access, correction, erasure, restriction and data portability, and object to processing based on legitimate interests. A legal retention obligation may prevent immediate erasure of some records. We may ask for proportionate information to verify your identity where necessary.

You can contact us using the details above and lodge a complaint with Luxembourg’s Commission nationale pour la protection des données (CNPD), cnpd.lu. These rights apply regardless of whether an enquiry leads to a confirmed assignment.

The website uses HTTPS and validates form submissions on the server. Appropriate access controls and care in handling correspondence remain necessary; no online service can promise absolute security. This policy will be updated when business details, processing practices or providers change.
